MINUTES OF THE JOINT REDEVELOPMENT AGENCY
CITY COUNCIL MEETING
SAN JOSÉ, CALIFORNIA TUESDAY,
MARCH 25, 2003
The Council of the City of San José convened in adjourned regular session at 6:06 p.m. in City Council Chambers at City Hall for a joint meeting with the Redevelopment Agency Board.
Present: Council Members - Campos, Chavez, Chirco, Cortese, Dando, Gregory, LeZotte, Reed, Williams, Yeager; Gonzales.
Absent: Council Members - None.
7.1 (a) Adoption of a resolution by the City Council accepting the summary of costs and findings of the Summary 33433 Report and the Estimated Reuse Valuation pursuant to the California Health and Safety Code Section 33433 for the lease of approximately 6,075 gross rentable square feet at 44 South Fourth Street to Artist & Craftsman Supply, Inc., making certain findings and approving the lease.
(b) Approval by the Agency Board of a lease between Artist & Craftsman Supply, Inc. and the Agency for the property located at 44 South Fourth Street, for a three-year term with one three-year and one four-year option, up to $42,525 in Agency assistance for Tenant Improvements, up to $28,331 in brokerage fees and for Agency construction of Landlord Shell Improvements estimated to be $485,000.
(c) Discussion and approval of proposed leasing plans.

resolution, lease, and leasing plan. (2) Attachment A: Photos of Artist &

Summary report pursuant to Section 33433 of the California Community
Redevelopment Law on a lease agreement by and between the Redevelopment Agency
of the City of San José and Artist & Craftsman Supply, Inc. (4) Attachment
C: Fourth Street Garage submittals.
Discussion/Action: Council Member Chavez motioned for approval
of the recommendation with a direction to Staff to further pursue other
applicants for the proposed location, motion seconded by Vice Mayor Dando.
Council Member Chavez expressed her concerns regarding diversity of the types
of retail in the Dowtown San José area and asked Staff to return to Council
with a status update on negotiations with applicants. Council Member Reed asked
Staff to return with information regarding the criteria used to determine the
applicants being reviewed for the proposed location. Council Member Williams
and Gregory suggested Staff pursue restaurant applicants for the proposed location
and to return to Council with criteria that includes the need for more
restaurants in the downtown area. Upon a call for the question, the motion was
carried unanimously, Resolution No. 71464, entitled “A Resolution of the
Council of the City of San José Accepting the Summary of Costs and Findings of
the Summary 33433 Report and the Estimated Reuse Valuation Pursuant to the
California Health and Safety Code Section 33433 for the Lease of Approximately
6,075 Square Feet at 44 South Fourth Street to Artist & Craftsman Supply,
Inc., Making Certain Findings and Approving the Lease”, was adopted. Vote:
11-0-0-0.

The Joint City Council and Redevelopment Agency Board meeting adjourned at 6:10 p.m.
