The materials and resources employed in construction, renovation and ongoing maintenance should be reused, recycled, recyclable, non-toxic, locally produced and renewable. Choosing to reuse an existing building over new construction, including green criteria in materials specification and requiring smart management of waste, both during construction and throughout ongoing operation and maintenance, are important ways to reduce garbage and impacts from the production and transportation of materials. For more detailed information on LEED requirements, please refer to the USGBC’s LEED Rating System.

Prerequisite 1: Storage and collection of recyclables – provide easily accessible area for on-site recycling

  1. Building reuse – Reuse large portions of existing structures during renovation or redevelopment
    1. Maintain >75% of existing building structure and shell (exterior skin and framing, excluding window assemblies and non-structural roofing material) (1 point)
    2. Maintain additional 25% (100% total) of existing structure and shell (1 point)
    3. Maintain 100% of existing structure and shell and 50% of non-shell (interior walls, doors, floor coverings, and ceiling systems) (1 point)
  2. Construction waste management – Develop and implement waste management plan, quantifying waste diverted by weight
    1. Recycle/salvage >50% by weight or volume of construction, demolition, and land clearing waste (1 point)
    2. Recycle/salvage additional 25% (1 point)
  3. Resource reuse
    1. Specify salvage or refurbished materials for 5% of building materials (1 point)
    2. Specify salvage or refurbished materials for 10% of building materials (1 point)
  4. Recycled content – Increase demand for building products with recycled content
    1. Specify >25% of materials with average 20% post-consumer OR 40% post-industrial recycled content material (1 point)
    2. Specify additional 25% of recycled materials as above (1 point)
  5. Local/regional materials – Increase demand for locally manufactured materials
    1. Specify minimum of 20% by cost of materials manufactured within 500 miles of project (1 point)
    2. Of these, specify 50% by cost that are extracted, harvested or recovered within 500 miles (1 point)
  6. Rapidly renewable materials – Specify rapidly renewable materials (made from plants that are typically harvested within a ten-year cycle or shorter) for 5% of the total cost of building materials (1 point)
  7. Certified wood – Use 50% minimum of wood materials certified in accordance with Forest Stewardship Council guidelines for wood components including, but not limited to, structural framing and general dimensional framing, flooring, finishes, furnishings and non-rented temporary construction applications such as bracing, concrete form work and pedestrian barriers (1 point)
