CLASS PURPOSE
TYPICAL DUTIES AND RESULTS (Any one position may not include all the duties listed, nor do the examples cover all the duties which may be performed.)
Plans, assigns, and supervises the work of personnel engaged in the operation, maintenance, and repair of mechanical equipment in City buildings.
Makes periodic inspections of all stationary building equipment, diagnoses malfunctions, supervises services by mechanics and insures compliance with preventive maintenance schedules.
Supervises and participates in major overhaul work involving low pressure boilers, chillers, packaged A/C units, combination units, furnaces, heating units and large ventilation fans.
Estimates necessary repair work, requisition supplies, materials and parts.
Supervises emergency repair work.
Maintains cooperative relations with building occupants, receives complaints, and makes adjustments, when appropriate.
Ensures that equipment rooms and adjoining areas are kept clean and orderly.
Prepares reports and keeps records.
Checks all operational and safety controls on chillers.
Typical Ends Results Include: Reliable and safe operation of air conditioning systems; effective use of energy, labor and materials; the adherence by contractors to plans and specifications; the review and inspection of work performed by contractors; a competent and motivated staff.
DISTINGUISHING CHARACTERISTICS
QUALIFICATIONS
Knowledge of the tools, techniques, and materials of the air conditioning trade.
Knowledge of the machinery, control systems and other devices and mechanisms used in air conditioning systems and equipment.
Knowledge of the installation, operation, maintenance and repair of a wide variety of pumping, heating, refrigeration, ventilating and cooling systems and related equipment found in larger offices of public buildings.
Knowledge of safety codes and regulations as it pertains to the air conditioning trade.
Knowledge of various building trade skills required in building maintenance work.
Knowledge of supervisory principles and practices.
Ability to diagnose operating difficulties and take appropriate corrective action.
Ability to read and interpret plans, drawings and specifications.
Ability to establish and maintain effective working and public relations.
Competency Knowledges, Skills and Abilities
Knowledge of the requisitioning procedure and ability to requisition supplies, parts and equipment.
Ability to plan and supervise a preventative maintenance schedule.
Ability to oversee and inspect the work of contractors.
Ability to estimate the cost of material and labor involved in making repairs.
Ability to prepare budget recommendations.
