The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed.  The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

Any item scheduled for hearing this evening for which deferral is being requested will be taken out of order to be heard first on the matter of deferral.   6. H03-053. Site Development Permit to allow an approximately 1,345-square-foot addition to an existing commercial building and related minor site plan changes at a shopping center (Westgate West) on an 18.6-acre site in the CG General Commercial Zoning District, located on the northeast corner of Prospect Road and Lawrence Expressway (5285 Prospect Road).   2. PDA02-014-05. Planned Development Permit Amendment to allow architectural changes for 33 lots within Neighborhood B2 on a 562.0 gross acre site in the A(PD) Planned Development Zoning District, located at/on the easterly side of Highway 101, approximately 1,000 feet northerly of Hellyer Avenue (Tract 9169) (William Lyon Homes, Developer).   3. PDA89-033-03.   4. TR03-074. Tree Removal Permit to remove 32 trees of varying species including, but not limited to, Eucalyptus, Redwood and Monterey Pine trees ranging in size from 56 to 168 inches in circumference on a 25.0 gross acre site in the R-M(CL) Residence Zoning District, located at/on the southwest corner of Almaden Expressway and Crown Boulevard (6559 COPPERWOOD CL) (Copperwood Homeowners Association, Owner).   5. H02-038. Site Development Permit to construct an additional 2-story single-family detached residence of 1,199 square feet in the rear yard of an existing single-family residence on a 0.16 gross acre site in the R-M Multiple Residence Zoning District, located at/on the west side of South 10th Street approximately 300 feet southerly of Margaret Street (755 S 10TH ST) (Kuang Zhuo Z And Huang Bao T, Owner).   6. H02-067. Site Development Permit to construct eight multi-family attached residences on a 0.36 gross acre site in the R-M Zoning District, located at/on the east side of Meridian Way approximately 30 feet southerly of Paula Street (Daniel Gluhaich/Marrad John Marquez, Owner/Developer).   7. The projects being considered are located on the south side of Fleming Avenue, approximately 490 feet southeasterly of Story Road (1201 FLEMING AV), in the A(PD) Planned Development Zoning District (TOUCHE PROPERTIES INC, Owner/Developer).     2. PT03-101. Planned Development Tentative Map Permit to subdivide 1 parcel into 5 lots for single-family residential uses on a 1.36-acre site.

  8. H03-036. Site Development Permit for the construction of a new 2,547 square foot office building and the demolition of an existing 2,262 square foot building and 495 square foot garage on a 0.72 gross acre site in the CG General Commercial Zoning District, located on the south side of Alum Rock Avenue, approximately 350 feet westerly of South Jackson Avenue (2254 ALUM ROCK AV) (Mexican American Comn Servs Agcy Inc, Owner/Developer).   9. PD03-034. Planned Development Permit to allow construction of three buildings with a total area of 558,000 square feet for research and development/office and commercial use on a 9.7 gross acre site in the A(PD) Planned Development Zoning District, located at/on the west side of North First Street between Sonora Avenue and Skyport Drive (Eop-Skyport LLC John Petersen, Applicant/Owner).   10. SP03-019. Special Use Permit to allow demolition of the “Fiesta Lanes” bowling alley structure on a 3.19 gross acre site in the R-1-8 Single Family Residence and LI Light Industrial Zoning Districts, located on the northeast corner of San Carlos Street and Buena Vista Avenue (1523 W SAN CARLOS ST) (San Carlos Willard Assocs LP, Owner).   11. PD03-072.
