The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed.  The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

1. Deferrals

Any item scheduled for hearing this evening for which deferral is being requested will be taken out of order to be heard first on the matter of deferral. A list of Staff-recommended deferrals is available on the Press Table. If you want to change any of the deferral dates recommended, or speak to the question of deferring these or any other items, you should say so at this time. I will now open the public hearing.   1. TR03-146. Tree Removal Permit to remove one Pine tree 72 inches in circumference on a 0.13 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 4552 Thousand Oaks Drive (Bish Chris W And Cynthia I, Owner). Council District 9. SNI: None. CEQA: Exempt.

    Recommend: Approval.

3. Public Hearings

  1. SPA99-076-01. Special Use Permit Amendment to allow facade and site changes to an approved permit implemented contrary to the approved plans on a 0.49 gross acre site in the CP Pedestrian Commercial Zoning District, located at/on the northeast corner of Almaden Road and Redbird Drive (2446 ALMADEN RD) (Rojas Jesus V And Maria H, Owner). Council District 6. SNI: None. CEQA: Exempt. Deferred from 2/11/04.

    Recommend: Approval.

  2. SF03-032. Single Family House Permit to construct one 2,714 square-foot 2-story single family detached residence on a 0.13 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the east side of Plaza Drive approximately 400 feet northerly of Coe Avenue (APN: 264-52-097) (Charles R.De Rose, Owner/Developer). Council District 6. SNI: None. CEQA: Exempt. Continued from 1/28/04. Deferred from 2/11/04.

    Recommend: Approval.

  3. SP04-002. Special Use Permit to construct an 872 square foot accessory structure in addition to an existing 805 square foot detached garage for an existing single family detached residence on a 0.29 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the south side of Randol Avenue approximately 200 feet northeasterly of Park Avenue (1354 RANDOL AV) (Samson Janet L Et Al, Jason Samson, Owner). Council District 6. SNI: None. CEQA: Exempt.

    Recommend: Approval.

  4. The projects being considered are located on the south side of San Fernando Street, approximately 100 feet west of Bush Street (9373 TRACT), in the A(PD) Planned Development Zoning District (CAHILL SOUTH LLC, Owner/Developer). Council District 6. SNI: Burbank/Del Monte. CEQA: Final EIR.

    1. PD03-053. Planned Development Permit to construct 100 single family attached residences on a 2.37 gross acre site.

    Recommend: Approval.

    2. PT03-080. Planned Tentative Condominium Map to subdivide 5 parcels into 11 lots for 100 single family attached residences on a 2.37 gross acre site.

    Recommend:  Approval.

  5. H03-032. Site Development Permit to construct duplex of 2,254 square feet on a 0.12 gross acre site in the R-2 Two-Family Residence Zoning District, located at/on the west side of South 24th Street approximately 210 feet northerly of San Antonio Street (175 S 24TH ST) (Martin Velazquez, Owner). Council District 3. SNI: Five Wounds/Brookwood Terrace. CEQA: Exempt.

    Recommend: Approval.

  6. H03-055. Site Development Permit to construct 2,301 square foot warehouse building on a 0.09 gross acre site in the LI Light Industrial Zoning District, located at/on the south side of Madera Avenue approximately 210 feet westerly of Oakland Road (560 MADERA AV) (Ngo Vinh And Le Bao-Thuan, Owner). Council District 3. SNI: 13th Street. CEQA: Exempt. Deferred from 2/11/04.

    Recommend: Approval.
