The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed.  The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

Order of Business

 

1. Deferrals

Any item scheduled for hearing this evening for which deferral is being requested will be taken out of order to be heard first on the matter of deferral. A list of Staff-recommended deferrals is available on the Press Table. If you want to change any of the deferral dates recommended, or speak to the question of deferring these or any other items, you should say so at this time. I will now open the public hearing. The following items are proposed to be deferred.

  1. HP04-001. Historic Preservation Permit to allow 1394 square feet basement conversion to an existing multi-family residence in the Hensley Historic District (ID# 1484) on a 0.14 gross acre site, in the R-M Multiple Residence Zoning Distict, located at/on the Westside of North 6th Street approximately 160 feet southwesterly of Washington Street (379 N 6TH ST) (Jacquelyn Mullarky).     Recommend: Defer to 4/14/04.

  1. PTE00-079-01. Tentative Parcel Permit Extension to allow a two year time extension of previously approved Tentative Parcel Map T00-05-079 to reconfigure one lot for 10 industrial condominium units on a 0.67 gross acre site in the A(PD) Planned Development Zoning District, located at/on the approximately 340 feet westerly of North First Street and Vista Montana Road (4175 RENAISSANCE DR) (Cmc Company Erik Hallgrimson, Owner).   2. TR 04-003. Tree Removal Permit to remove three Palm trees approximately 90-100 inches in circumference on a 0.13 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at 245 Burning Tree Drive (Drenske Natalie Trustee, Owner). Council District 2. SNI: None. CEQA: Exempt, File No. TR 04-003.

    Recommend: Approval.

  3. PDA 80-021-01. Planned Development Permit Amendment for tree removal of one Valley Oak tree, approximately 228 inches in circumference on a 3.9 gross acre site in the A(PD) Planned Development Zoning District, located on the south side of Roundtable Drive approximately 600 feet westerly of Bendorf Drive (110 ROUNDTABLE DR Bldg 10 Unit 10) (Lane John R And Hadie H Trustee, Owner). Council District 2. SNI: Edenvale/Great Oaks. CEQA: Exempt, File No. PDA 80-021-01.

    Recommend: Approval.

  4. TR04-007. Tree Removal Permit to remove one palm tree 76 inches in circumference on a 0.18 gross acre site in the CG General Commercial Zoning District, located at 254 North 4th Street (Watzka Thomas K and Pomerantz-Watzka Elise, Owner). Council District 3. SNI: 13th Street. CEQA: Exempt.

    Recommend: Approval.

  5. TR04-008. Tree Removal Permit to remove one St. John's Bread tree 94 inches in circumference on a 0.2 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 217 South 13th Street (217 S 13TH ST) (Linde Olof G And Sylvia I Trustee, Owner).     Recommend: Approval.

  6. PD04-005. Planned Development Permit to allow a 2,563 square feet addition to an existing retail shopping center as well as landscaping, parking and facade improvements on a 11.30 gross acre site in the R-1-8(PD) Planned Development Zoning District, located on the Southeast corner of Blossom Hill Road and Hillview Avenue (886 BLOSSOM HILL RD) (Kohl's Department Store, Applicant).   7. H04-004. Site Development Permit to allow an 1,800 square foot addition to an existing retail shopping center as well as facade and parking area improvements on a 9.06 gross acre site in the CG General Commercial Zoning District, located on the southeast corner of North Jackson Avenue and Rinehart Avenue (2331 MCKEE RD) (Kohl's Department Store, Leaseholder/Applicant).   8. TR04-010. Tree Removal Permit to allow removal of one Monterey Pine tree 86 inches in circumference on a 0.16-acre site in the R-1-8 Single-Family Residence Zoning District, located at 2414 Eva Court (Brian and Krista Johnson, owners). Council District: 1. SNI: None. CEQA: Exempt.

  2. PDA 03-016-01. Planned Development Permit Amendment for site modifications and associated grading plan changes to a previously approved permit that allowed the construction of up to 213 single family detached residential units on a 264 gross acre site in the A(PD) Planned Development Zoning District, located at the southerly terminus of Basking Ridge Avenue, easterly of US 101 (San Jose Re Investors Llc, Owner).     Recommend: Approval.

  3. PD 03-071. Planned Development Permit to allow two wireless communications monopoles (designed as flag poles) and associated ground equipment, at an existing retail commercial shopping center site on an approximately 6.3 gross acre site in the A (PD) Planned Development Zoning District, located at the southeast corner of Bernal Road and Santa Teresa Boulevard (7064 SANTA TERESA BL) (Santa Teresa Village Llc, Owner; Cingular Wireless, Developer). Council District 2. SNI: None. CEQA: Exempt.

    Recommend: Continued to 3/10/04.

  4. PDA97-021-02. Planned Development Permit Amendment to construct a 1,000 square foot cabana (accessory structure) behind an existing single-family detached residence on a 0.55 gross acre site in the A(PD) Planned Development Zoning District, located at/on the northwest corner of Beaumont Canyon Drive and Foxtail Court (5360 Beaumont Canyon Dr) (Schoene Lloyd R And Marites I, Owner).   5. H04-006.   6. RA03-003.   7. PDA84-061-02.
