The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed.  The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

1. Deferrals

Any item scheduled for hearing this evening for which deferral is being requested will be taken out of order to be heard first on the matter of deferral. A list of Staff-recommended deferrals is available on the Press Table. If you want to change any of the deferral dates recommended, or speak to the question of deferring these or any other items, you should say so at this time. I will now open the public hearing. Planned Development Permit allowing the construction of three buildings totalling 72,260 square feet for industrial uses on a 4.74 gross acre site in the A(PD) Planned Development zoning district, located on the northeasterly terminus of Ringwood Court (Borelli Investments Company, Mr Ralph Borelli, Owner/Developer). Council District 4. SNI: None. CEQA: Negative Declaration.

    Recommend: Approval.

  2. H04-004. Site Development Permit to allow an 1,800 square foot addition to an existing retail shopping center as well as facade and parking area improvements on a 9.06 gross acre site in the CG General Commercial Zoning District, located on the southeast corner of North Jackson Avenue and Rinehart Avenue (2331 MCKEE RD) (Kohl's Department Store, Leaseholder/Applicant). Council District 5. SNI: None. CEQA: Exempt. Deferred from 3/10/04.

    Recommend: Approval.

  1. HA76-044-01. Site Development Permit Amendment to install wrought iron fencing along a property line within a surface parking area at an existing retail center on a 2.3 gross acre site in the CO Office Commercial and CG Commercial General Zoning Districts, located on the northeasterly corner of The Alameda and West Julian Street (1065 THE ALAMEDA) (Berns Bertram M Trustee, Owner).   2. HA78-268-01. Site Development Permit Amendment for the installation of a security fence and gate on a 0.31 gross acre site in the R-1 Zoning District, located on the northeast corner of Winchester Boulevard and Hedding Street (824 N WINCHESTER BL) (Cyte-M, Inc. Vice Cherry Fairchild, Owner). Council District 06. SNI: None. CEQA: Exempt.

    Recommend: Approval.

  3. SC03-002. Sidewalk Cafe Permit to allow outdoor seating within the public right of way at an existing restaurant (Seven Restaurant) on a 4.0 gross acre site in the A(PD) Planned Development Zoning District, located on the southeast corner of The Alameda and Wilson Avenue (754 THE ALAMEDA) (Bay Apartment Communities Inc, Owner). Council District 6. SNI: None. CEQA: Exempt.

    Recommend: Approval.

  4. PD03-076. Planned Development Permit to allow demolition of 3 single-family residential structures and construct of 131 multi-family residential care facility units on a 3.09 gross acre site in the A(PD) Planned Development Zoning District, located at/on the southwest corner of Meridian Avenue and Curci Drive (993 MERIDIAN AV) (Roy Family Partnership, Romano Irene M Trustee & Et Al, Green Valley Corp, Owner; S.L.   5. PDA97-021-02. Planned Development Permit Amendment to construct a 1,000 square foot cabana (accessory structure) behind an existing single-family detached residence on a 0.55 gross acre site in the A(PD) Planned Development Zoning District, located at/on the northwest corner of Beaumont Canyon Drive and Foxtail Court (5360 Beaumont Canyon Dr) (Schoene Lloyd R And Marites I, Owner).   6. PDA84-061-02. Planned Development Permit Amendment to allow modification of the design of a previously approved, approximately 1,168 square foot accessory structure, on an existing 0.46 gross acre single-family lot. in the A(PD) Planned Development Zoning District, located at/on the East side of Lupton Avenue approximately 420 feet northerly of Glenwood Avenue (1500 LUPTON AV) (Fair Jacob N And Annetta S Trustee, Owner).   7. SF04-002. Single Family House Permit to construct 1,156-square-foot 2nd-floor addition to an existing single family residence on a 0.13 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 692 Giraudo Drive (Contreras Mariela Et Al, Owner). Council District 2. SNI: Edenvale/Great Oaks. CEQA: Exempt.

    Recommend: Approval.

  8. SF03-010. Single Family House Permit to construct 2nd story addition of 1,432 square feet to an existing single-family residence on a 0.14 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 1053 Eugene Avenue (San Juan Erasmo, Owner). Council District 6. SNI: None. CEQA: Exempt.

    Recommend: Withdrawn.
