The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed.  The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

Order of Business

 

1. Deferrals

Any item scheduled for hearing this evening for which deferral is being requested will be taken out of order to be heard first on the matter of deferral. A list of Staff-recommended deferrals is available on the Press Table. If you want to change any of the deferral dates recommended, or speak to the question of deferring these or any other items, you should say so at this time. I will now open the public hearing. The following items are proposed to be deferred.

  1. PDA03-004-03. Planned Development Permit Amendment to finalize architectural and landscaping details for 70 previously approved single-family attached residential units on a 60.2-acre site in the A(PD) Planned Development Zoning District, located on the south side of Curtner Avenue approximately 900 feet easterly of Highway 87 (MTA Properties LP, owner; Summerhill Homes, developer). Council District: 7. SNI: None. CEQA: Negative Declaration. Deferred from 4/7/04.

    Recommend: Defer to 4/28/04.

The matter of deferrals is now closed.

2. Consent

  1. TR03-093. Tree Removal Permit to approve removal of two Silver Maple trees (56 inches in circumference) previously removed without benefit of Permit on a 0.2 gross acre site in the R-1-5 Single-Family Residence Zoning District, located at 950 South Winchester Boulevard (950 S WINCHESTER BL) (Llewellyn Angelique, Owner). Council District 6. SNI: Winchester. CEQA: Exempt.

    Recommend: Approval.

  2. H03-065. Site Development Permit to construct a 550 square foot addition to an existing medical and dental office building and allow site improvements on a 0.88 gross acre site in the CO Office Commercial Zoning District, located at/on the west side of Meridian Avenue approximately 260 feet southerly of Westwood Drive (1333 MERIDIAN AV) (Indian Health Ctr Sc Vly Inc, Owner). Council District 6. SNI: None. CEQA: Exempt.

    Recommend: Withdrawn.

The consent calendar is now closed.

3. Public Hearings

  1. H04-007. Site Development Permit to allow the construction of a new 11,632 square foot office building for an existing warehouse operation on a 4.7 gross acre site in the LI Light Industrial Zoning District, located on the south side of Nicora Avenue, approximately 500 feet westerly of Lenfest Road (1480 Nicora Avenue) (Nicora Avenue Lp, Rolston Johnson, Owner). Council District 3. SNI: None. CEQA: Exempt.

    Recommend: Approval.

  2. The projects being considered are located at/on south side of Curtner Avenue approximately 630 feet westerly of Bascom Avenue (620 CURTNER AV), in the A(PD) Planned Development Zoning District (K. NADERZAD, Owner). Council District 9. SNI: None. CEQA: Mitigated Negative Declaration, File No. PDC03-046.

    1. PD03-043. Planned Development Permit to construct 15 single-family attached residences on a 1.02 gross acre site.

    Recommend: Approval.

    2. PT03-110. Tentative Map Permit to subdivide 1 parcel into 16 lots for single-family attached residential and open space uses on a 1.02 gross acre site.

    Recommend: Approval.

  3. SF03-036. Single Family House Permit to construct 1,555 square-foot first and 1,785 second story additions to an existing 1,008 square foot one-story residence resulting in a 4,550 square foot house with a 0.52 floor area ratio on a 0.2 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 1335 Glenwood Avenue (Quink Joseph A, Owner). Council District 6. SNI: None. CEQA: Exempt.

    Recommend: DENIAL.

  4. H03-063. Site Development Permit to allow an increase in bedrooms (constructed within the existing building envelope without benefit of permits) and modifications to the parking and landscaping at an existing multi-family attached residential project on approximately 0.32 gross acre site in the R-M Multiple Residence Zoning District, located on the southside of Snow Drive approximately 320 feet east of Branham East Lane (5226 SNOW DR) (Trilesnik Management Inc, Owner). Council District 2. SNI: Edenvale/Great Oaks. CEQA: Exempt, File No. H 03-063.

    Recommend: Approval.
