Notice to
the Public
The procedure for this hearing is
as follows:
- Hearing Officer will identify the
project as described on the agenda.
- Staff Report.
- After the staff report, the
applicant and/or representative should make themselves known as their item comes up by
approaching the microphone and identifying themselves and stating their home address, or
just wave from the audience if you do not wish to speak..
- Public testimony, either for or
against the project. Please state your name and home address for the record.
- The Hearing Officer may ask
questions of the speaker.
- After the public testimony, the
applicant may make closing remarks.
- The public hearing will then be
closed and the Planning Director will take action on the item. The Planning Director
may request staff to respond to the public testimony, ask staff questions, and discuss the
item.
If you challenge these land
use decisions in court, you may be limited to raising only those issues you or someone
else raised at this public hearing or in written correspondence delivered to the City at,
or prior to, the public hearing.
The Planning Director's action
on these agenda items is final when the permit is signed and mailed, unless the permit is
appealed. The Planning Director's actions are appealable in
accordance with the requirements of Title 20 0f the Municipal Zoning Code.

1. Deferrals
Any item scheduled for hearing this
evening for which deferral is being requested will be taken out of order to be heard first
on the matter of deferral. A list of Staff-recommended deferrals is available on the Press
Table. If you want to change any of the deferral dates recommended, or speak to the
question of deferring these or any other items, you should say so at this time. I will now

- PDA91-006-68. Planned
Development Permit Amendment to construct a single-family residence 7,312 square feet
on a 1.65 gross acre site in the A(PD) Planned Development Zoning District, located at/on
the south side of Glenview Drive approximately 230 feet east of Eagle Valley Court (7312
GLENVIEW DR) (Khandwalla Manoj V and Chitra M Trustee, Owner). Council District 10. SNI:

Recommend: Approval.
- TR04-021. Tree Removal Permit
to remove four ordinance size trees 72-129 inches in circumference on a 0.11 gross acre
site in the R-1-8 Single-Family Residence Zoning District, located at/on the 1041 Leona
Court (1041 LEONA CT). Council District 6. SNI: None. CEQA: Exemption.
Recommend:
Approval.

- TR04-024. Tree Removal Permit
to remove three Giant Sequoia trees 56, 66, and 76 inches in circumference on a 0.25 gross
acre site in the R-1-8 Single-Family Residence Zoning District, located at 645 South 16th
Street (Norberg John and Huff Georgie K, Owner). Council District 3. SNI: University.
CEQA: Exempt.
Recommend: Denial.
- PD04-011. Planned Development
Permit to allow up to 86 multi-family attached residential units on a 1.9-acre site in
the A(PD) Planned Development Zoning District, located on the southeast corner of Adeline
Avenue and Grassina Street (KB Home Tuscany Hills block 7). KB Home Southbay Inc.,
owner/developer. Council District: 7. S.N.I.: None. C.E.Q.A.: Environmental Impact Report.
Deferred from 5/19/04.
Recommend: Approval.
- SP99-003. Special Use Permit
for the conversion of a gasoline station to an auto detailing operation on a 0.11 gross
acre site located in the LI Light Industrial Zoning District, on the southwest corner of
Stockton Avenue and Cinnabar Street (395 STOCKTON AV) (381 Stockton LLC Mr John Davis,
Owner). Council District 06. SNI: None. CEQA: Incomplete.
Recommend: Approval.
- V04-002. Sign Variance Permit
to allow (2) two attached signs higher than the finished floor elevation of the fourth
floor of an office building on a 1.5 gross acre site in the A(PD) Planned Development
Zoning District, located at/on the southeast corner of South Bascom and Moorpark Avenue
(620 S BASCOM AV) (Rajkovich Martin Et Al, Rajkovich George Trustee, Owner). Council

- PD04-009. Planned Development
Permit for a broadening and intensification of the uses allowed in an existing

Recommend: Approval.
- SP02-049. Special Use Permit
to allow demolition of 2 office buildings for a surface parking lot, and rehabilitation of
a Victorian residence on a 0.55 gross acre site. in the CG General Commercial Zoning
District, located at the east side of North 4th Street approximately 290 feet
southeasterly of East St. James Street (120 and 146 N. 4TH ST) (Cornerstone Prop.Llc,
Owner). Council District 3. SNI: 13th Street. CEQA: Exempt.
Recommend:
Approval.
