The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed.  The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

1. Deferrals

Any item scheduled for hearing this evening for which deferral is being requested will be taken out of order to be heard first on the matter of deferral. A list of Staff-recommended deferrals is available on the Press Table. If you want to change any of the deferral dates recommended, or speak to the question of deferring these or any other items, you should say so at this time. I will now open the public hearing.   1. TR04-041. Tree Removal Permit to remove one Redwood tree 92 inches in circumference on a 0.088 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 1005 Broadway Avenue. Council District 6. SNI: None. CEQA: Exempt.

3. Public Hearings

  1. PD04-026. Planned Development Permit to allow finalization of architectural and site design details for two previously approved single-family detached residences and two previously approved duplexes on a 0.4-acre site in the A(PD) Planned Development Zoning District. The project site is located on the east side of Cypress Avenue approximately 70 feet northerly of Adra Avenue (432 South Cypress Avenue). E & H Partnership, owner; Emily Chen, developer. Council District: 1. S.N.I.: None. CEQA: Negative Declaration.

  2. The projects being considered are located at/on west side of South 23rd Street, approximately 150 feet southerly of East Santa Clara Street (11 S 23RD ST), in the A(PD) Planned Development Zoning District (CHIANG CHIEN-KUN ET AL, Owner). Council District 3. SNI: Five Wounds/Brookwood Terrace. CEQA: Exempt.

    1. PD03-001. Planned Development Permit to construct 2 single-family attached residences on a 0.18 gross acre site.

    2. PT03-001. Planned Tentative Map Permit to subdivide 1 parcel into 2 lots for single-family attached residential uses on a 0.18 gross acre site.

  3. SP04-027. Special Use Permit to allow for warehouse and distribution uses in an existing 18,560 square foot building at 2201 Ringwood Avenue on a 1.06 acre site in the IP Industrial Park Zoning District, located on the west side of Ringwood Avenue, approximately 400 feet northerly of Concourse Drive (2201 RINGWOOD AV) (Russello Albert P Iii Trustee & Et Al, Owner; Graybar Electric Company, Inc.   4. SP04-021. Special Use Permit to allow a 900 square foot accessory structure (POOL CABANA), in excess of 200 square feet, for an existing single family detached residence on a 0.93 gross acre site in the R-1-5 Single-Family Residence Zoning District, located on the east side of Vista Loop approximately 185 feet southerly of Glenrock Drive (5948 VISTA LP) (Restivo Phillip J And Amaral Laura C Truste, Owner).
