The procedure for this hearing is as follows:
If you challenge these land use decisions in court, you may be limited to raising only those issues you or someone else raised at this public hearing or in written correspondence delivered to the City at, or prior to, the public hearing.
The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed. The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

Order of Business
1. Deferrals
Any item scheduled for hearing this evening for which deferral is being requested will be taken out of order to be heard first on the matter of deferral. A list of Staff-recommended deferrals is available on the Press Table. If you want to change any of the deferral dates recommended, or speak to the question of deferring these or any other items, you should say so at this time. I will now open the public hearing. 1. TR03-007. Tree Removal Permit to remove one (1) Pine tree 75" and one (1) Walnut tree 60"in circumference on a 0.5 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 1135 Pine Avenue (AMMON JOHN, Owner). Council District 6. CEQA: Exempt. Deferred from 2/12/03.
Recommend: Approval.
2. TR03-013. Tree Removal Permit to remove 1 Locust tree/72"Circumference on a 0.23 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 1674 Mulberry Lane. (MACHADO KENNETH JR AND PATRICIA, Owner). Council District 6. CEQA: Exempt.
Recommend: Approval.
3. PD02-034. Planned Development Permit to allow demolition and construct 53,640-square-foot addition to existing hotel/restaurant on a 5.0 gross acre site in the CO(PD) Planned Development Zoning District, located at/on the southwest corner of North 1st Street and Highway 101 (1751 N 1ST ST) (Hanford Hotels, LLC Peter A Trapolino, Owner/Developer). Council District 3. CEQA: Exempt. Deferred from 12/11/02, 1/8/03, 1/15/03, 1/22/03, and 2/12/03.
Recommend: Approval.

3. Public Hearings
1. The projects being considered are located at the northeastern corner of Floyd Street and Lick Avenue, on a 0.69-gross-acre site in the A(PD) Planned Development Zoning District (John and Marjorie Previtera, Owner; CORE Development, Developer). Council District 3. CEQA: Mitigated Negative Declaration.
a. PD02-078 PLANNED DEVELOPMENT PERMIT to allow 16 single-family attached residential.
Recommend: Approval.
b. PT02-126 TENTATIVE MAP to subdivide one parcel into 16 lots for residential uses.
Recommend: Approval.
2. PDA02-051-01. Planned Development Permit Amendment for a tract sales information center on a 562.2 gross acre site in the A(PD) Planned Development Zoning District, located at/on the easterly side of Highway 101, approximately 1,000 feet northerly of Hellyer Avenue (The Ranch on Silver Creek, Neighborhood A) (William Lyon Homes, Developer). Council District 8. CEQA: Addendum to Cerro Plata EIR Resolution No. 64913.
Recommend: Approval.
3. PD03-008. Planned Development Permit to construct 93,313 square foot addition to the previously approved 339,930 square foot parking garage on a 3.46 acre site and to limit access from Hemlock Avenue to Hatton Street to emergency vehicle access only in the A(PD) Planned Development Zoning District, located at/on the east side of Winchester Boulevard, approximately 360 feet southerly of Stevens Creek Boulevard (3030 STEVENS CREEK BL) (FRIT SAN JOSE TOWN & COUNTRY VILLAGE, LLC JAN W. SWEETNAM, Owner; RJS & ASSOCIATES Mr Bob Simmons, Developer). Council District 6. CEQA: Use of a Master EIR.
Recommend: Approval.
4. PDA91-58-006 Planned Development Permit for a project located on the east side of Glenview Drive opposite Eagle Crest Court (Lot 73) on a 1.3 gross-acre site in the A(PD) Planned Development Zoning District for the construction of one single family detached residence (A. Betpolice, Owner/Developer) Council District 10. CEQA: Mitigated Negative Declaration. Deferred from 1/22/03, 1/29/03, and 2/12/03.
Recommend: Approval.
5. PDA90-015-02. PLANNED DEVELOPMENT PERMIT AMENDMENT to legalize outdoor recreational activities (racetrack for radio control toy cars) on a 9.3-gross-acre site in the A(PD) Planned Development Zoning District, located at the Southeast corner of Bollinger Road and Miller Avenue (Marchese Family Properties, Owner; Hobby World, Developer). Council District 1. CEQA: Exempt. Deferred from 2/12/03.
Recommend: Denial.
6. HA00-111-01. Site Development Permit Amendment for a project located at the southwesterly corner of Piercy Road and Hellyer Avenue on a 9.45-gross-acre site in the IP Industrial Park Zoning District for a two-year time extension for a previously approved permit for an industrial park project. (Mission West Properties, L.P. Owner; Mission West Properties, L.P., Developer) Council District 2. CEQA: EIR Resolution No. 69699.
Recommend: Approval.
7. H03-001. Site Development Permit for a project located at the southerly side of Phelan Avenue, approximately 200 feet westerly of South 10th Street on a 1.87-gross-acre site in the HI heavy Industrial Zoning District for the construction of a bus wash area and associated site improvements at an existing industrial site. (Joanne White Owner; Golden State Coaches, Developer) Council District 7. CEQA: Exempt.
Recommend: Approval.
8. H03-002. Site Development Permit for a project located at southeasterly corner of Great Oaks Boulevard and San Ignacio Avenue on a 4.94-gross-acre site in the IP Industrial Park Zoning District to allow architectural and site plan modifications to an existing industrial park facility. (Sobrato Development Company Owner; Silicon Valley College, Developer) Council District 2. CEQA: Exempt.
Recommend: Approval.
