If you challenge these land use decisions in court, you may be limited to raising only those issues you or someone else raised at this public hearing or in written correspondence delivered to the City at, or prior to, the public hearing.

The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed.  The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

Order of Business

 

1. Deferrals

Any item scheduled for hearing this evening for which deferral is being requested will be taken out of order to be heard first on the matter of deferral. A list of Staff-recommended deferrals is available on the Press Table. If you want to change any of the deferral dates recommended, or speak to the question of deferring these or any other items, you should say so at this time. I will now open the public hearing. The following items are proposed to be deferred.

2. Consent

a. TR02-127. Tree Removal Permit to remove 1 Liquid Amber tree 80 inches in circumference on a 0.14 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 2483 Raleigh Drive. (Carmen Schwagerl, Owner). Council District 9. CEQA: Exempt.

Recommend: Approval.

b. TR01-035. Tree Removal Permit for a project located at 3407 Prince Albert Court on a 0.02-gross-acre site in the R-1-8 Residential Zoning District for the removal of one (1) California Pine Tree, 69 inches in circumference (Helen Vu Owner/Developer) Council District 04. CEQA: Exempt.

Recommend: Approval.

c. TR03-021. Tree Removal Permit to remove one Sycamore tree 93 inches in circumference on a 0.12 gross acre site in the R-1-8(PD) Planned Development Zoning District, located at/on the 6808 Avenida Rotella. (ARMSTRONG DONALD J AND ANNETTIA L JR, Owner). Council District 2. CEQA: Exempt.

Recommend: Approval.

d. TR03-018. Tree Removal Permit to remove 1 Black Walnut tree/120" in circumference on a 0.19 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the 1975 Harmil Way. (RAYMOND DONN M AND KIMBERLY A, Owner). Council District 6. CEQA: Exempt.

Recommend: Approval.

3. Public Hearings

a. HA88-093-01. Site Development Permit Amendment to remove 1 multi-trunk eucalyptus tree 90 inches in circumference on a 3.24 gross acre site in the CP Pedestrian Commercial Zoning District, located at/on the northwest corner of Branham Lane and Ross Avenue (1705 BRANHAM LN). (KWOK JEFF, Owner). Council District 9. CEQA: Exempt.

Recommend: Approval.

b. HA01-014-01. Site Development Permit Amendment to remove 1 Camphor tree/75" in circumference and 2 Douglas Fir trees/75" each in circumference on a 0.36 gross acre site in the R-M Multiple Residence Zoning District, located at/on the east side of South 20th Street approximately 160 feet northerly of East San Fernando Street (70 S 20TH ST) (SOARES ANGELO D AND BRANCA J, Owner). Council District 3. CEQA: Exempt.

Recommend: Approval.

c. The projects being considered are located at the east side of Bonita Avenue, approximately 150 feet north of Herald Avenue, on a 1.37 gross-acre site in the A(PD) Planned Development Zoning District (Bonita Condos, LLC, Owner/Developer). Council District 3. CEQA: Negative Declaration.

1. PD02-072. Planned Development Permit to construct 31 single-family attached residential units.

Recommend: Approval.

2. PT02-116. Tentative Map Permit to reconfigure one parcel into one lot for condominum purposes for 31 single-family attached residential units.

Recommend: Approval.

d. PDA91-58-006 Planned Development Permit for a project located on the east side of Glenview Drive opposite Eagle Crest Court (Lot 73) on a 1.3 gross-acre site in the A(PD) Planned Development Zoning District for the construction of one single family detached residence (A. Betpolice, Owner/Developer) Council District 10. CEQA: Mitigated Negative Declaration. Deferred from 1/22/03, 1/29/03, 2/12/03, 2/19/03, and 3/12/03.

Recommend: Approval.

e. H01-015 Site Development Permit for a project located at the south side of West San Carlos Street approximately 230 feet west of Lincoln Avenue on a 0.90-gross-acre site in the LI - Light Industrial Zoning District to allow a 2400 square foot storage building built without the benefit of permits and associated site improvements. (James McDonald, Owner/Developer) Council District 6. CEQA: Exempt.

Recommend: Approval.

f. The projects being considered are located at the southwestern corner of Northrup Street and Highway 280, on a 0.72-gross-acre site in the A(PD) Planned Development Zoning District (Blackwell Brothers Development Co., Owner/Developer). Council District 06. CEQA: Mitigated Negative Declaration.

1. PD02-070 Planned Development Permit to allow 14 single-family attached residential units.

Recommend: Approval.

2. PT02-114 Tentative Map to allow one lot for condominium uses.

Recommend: Approval.
