the Public
The procedure for this hearing is
as follows:
- Hearing Officer will identify the
project as described on the agenda.
- Staff Report.
- After the staff report, the
applicant and/or representative should make themselves known as their item comes up by
approaching the microphone and identifying themselves and stating their home address, or
just wave from the audience if you do not wish to speak..
- Public testimony, either for or
against the project. Please state your name and home address for the record.
- The Hearing Officer may ask
questions of the speaker.
- After the public testimony, the
applicant may make closing remarks.
- The public hearing will then be
closed and the Planning Director will take action on the item. The Planning Director
may request staff to respond to the public testimony, ask staff questions, and discuss the
item.
If you challenge these land
use decisions in court, you may be limited to raising only those issues you or someone
else raised at this public hearing or in written correspondence delivered to the City at,
or prior to, the public hearing.
The Planning Director's action
on these agenda items is final when the permit is signed and mailed, unless the permit is
appealed. The Planning Director's actions are appealable in
accordance with the requirements of Title 20 0f the Municipal Zoning Code.

Any item scheduled for hearing this
evening for which deferral is being requested will be taken out of order to be heard first
on the matter of deferral. A list of Staff-recommended deferrals is available on the Press
Table. If you want to change any of the deferral dates recommended, or speak to the
question of deferring these or any other items, you should say so at this time. I will now

Permit to construct a 932 square foot accessory structure for an existing
single-family detached residence on a 0.23 gross acre site in the R-1-8 Single-Family
Residence Zoning District, located at/on the south side of Terra Bella Avenue
approximately 350 feet westerly of Harmil Way (948 TERRA BELLA AV) (Earle, James R Jr Et

- HA03-024-01. Site Development
Permit Amendment for the removal of 38 ordinance sized trees of various sizes and
species on a 7.19 gross acre lot in the HI Heavy Industrial Zoning District, located at
the southeast corner of Brokaw Road and Martin Avenue (273 MARTIN AV) (City of San Jose,
Owner; San Jose Jet Center, Developer). Council District 3. SNI: None. CEQA: E.I.R.

- PD03-035 Planned Development
Permit to allow demolition of an existing, approximately 163,00-square-foot commercial
building and construction of an approximately 164,000-square-foot commercial building in
the same location at an existing regional commercial shopping center (Oakridge Mall). The
project site is a 56.6-acre site in the A(PD) Planned Development Zoning District, located
at the northwest corner of Blossom Hill Road and Santa Teresa Boulevard (925 Blossom Hill
Road). Oakridge Mall LP, owner/developer. Council District 10. SNI: None. CEQA: Use of a
Master EIR.
Recommend Approval.
- PDA03-004-01 Planned
Development Permit Amendment to finalize architectural, site layout, and landscaping
details for 107 previously approved single-family detached residential units within the
Communications Hill Specific Plan area. The project location is a 60.2-acre site in the
A(PD) Planned Development Zoning District, located on the south side of Curtner Avenue
approximately 900 feet easterly of Highway 87 (MTA Properties LP, Owner; SummerHill Homes,
Developer). Council District 7. SNI: None. CEQA: Re-use of a Negative Declaration.
Recommend: Approval.
- TR03-070. Tree Removal Permit
to remove 1 Redwood tree/138 inches in circumference on a 0.17 gross acre site in the
R-1-8 Single-Family Residence Zoning District, located at/on the south side of Davis
Street, approximately 120 feet easterly of Dana Avenue (1586 DAVIS ST) (Iwanaga David M,
Owner). Council District 6. SNI: None. CEQA: Exempt.

- SF02-043. Single Family House
Permit to allow a 154 square-foot, first-floor addition and a 1,293 square-foot,
second-story addition to an existing 1,203 square-foot, single-story house resulting in a
2,650 square foot single-family detached residence on a 0.11 gross acre site. in the R-1-8
Single-Family Residence Zoning District, located at/on the west side of Cristina Avenue

Permit to allow the installation of up to 16 non-permitted containers at a private

- PD03-028. Planned Development
Permit to construct an approximately 5,120 square foot stockroom/warehouse addition to
an existing retail facility on a 9.15 gross acre site in the A(PD) Planned Development
Zoning District, located at/on the southeast corner of Monterey Road and Blossom Hill Road

to allow a materials processing facility for mixed residential curbside recyclables on a
