The Planning Director's action on these agenda items is final when the permit is signed and mailed, unless the permit is appealed.  The Planning Director's actions are appealable in accordance with the requirements of Title 20 0f the Municipal Zoning Code.

  2. HA03-024-01. Site Development Permit Amendment for the removal of 38 ordinance sized trees of various sizes and species on a 7.19 gross acre lot in the HI Heavy Industrial Zoning District, located at the southeast corner of Brokaw Road and Martin Avenue (273 MARTIN AV) (City of San Jose, Owner; San Jose Jet Center, Developer).     1. PD03-035 Planned Development Permit to allow demolition of an existing, approximately 163,00-square-foot commercial building and construction of an approximately 164,000-square-foot commercial building in the same location at an existing regional commercial shopping center (Oakridge Mall). The project site is a 56.6-acre site in the A(PD) Planned Development Zoning District, located at the northwest corner of Blossom Hill Road and Santa Teresa Boulevard (925 Blossom Hill Road).     1. PDA03-004-01 Planned Development Permit Amendment to finalize architectural, site layout, and landscaping details for 107 previously approved single-family detached residential units within the Communications Hill Specific Plan area. The project location is a 60.2-acre site in the A(PD) Planned Development Zoning District, located on the south side of Curtner Avenue approximately 900 feet easterly of Highway 87 (MTA Properties LP, Owner; SummerHill Homes, Developer). Council District 7. SNI: None. CEQA: Re-use of a Negative Declaration.

    Recommend: Approval.

    1. TR03-070. Tree Removal Permit to remove 1 Redwood tree/138 inches in circumference on a 0.17 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the south side of Davis Street, approximately 120 feet easterly of Dana Avenue (1586 DAVIS ST) (Iwanaga David M, Owner).     1. SF02-043. Single Family House Permit to allow a 154 square-foot, first-floor addition and a 1,293 square-foot, second-story addition to an existing 1,203 square-foot, single-story house resulting in a 2,650 square foot single-family detached residence on a 0.11 gross acre site. in the R-1-8 Single-Family Residence Zoning District, located at/on the west side of Cristina Avenue approximately 650 feet northerly of Minnesota Avenue (1311 CRISTINA AV) (Bovone Karen M, Farris Ray K Sr Trustee, Karen Boswell, Owner).     1. PD03-032. Planned Development Permit to allow the installation of up to 16 non-permitted containers at a private school on a 38.80 gross acre site in the A (PD) Planned Development Zoning District, located at the easterly terminus of Skyway Drive (Valley Christian School, Owner).     1. PD03-028. Planned Development Permit to construct an approximately 5,120 square foot stockroom/warehouse addition to an existing retail facility on a 9.15 gross acre site in the A(PD) Planned Development Zoning District, located at/on the southeast corner of Monterey Road and Blossom Hill Road (5524 MONTEREY RD) (Pan Pacific Realty Corp, Owner; Wal-Mart Stores, Inc., Developer).     Recommend: Approval.

    1. SP01-019. Special Use Permit to allow a materials processing facility for mixed residential curbside recyclables on a 1.87 gross acre site in the HI Heavy Industrial Zoning District, located at/on the north side of Burke Street approximately 350 feet easterly of South Tenth Street (505 BURKE ST) (California Waste Solutions David Duong, Owner).     Recommend: Denial.

    1. T03-015. Tentative Map Permit to subdivide 1 parcel into 2 lots for residential use on a 0.53 gross acre site in the R-1-8 Single-Family Residence Zoning District, located at/on the Northerly side of River View Drive approximately 1,400 feet easterly of Lyric Lane (785 RIVER VIEW DR) (Calderon Jesus And Veronica, Owner).     1.     1.     1. H03-012. Site Development Permit to demolish an existing single-family detached residence and contruct a duplex of 2,987 square feet on a 0.14 gross acre site in the R-M Multiple Residence Zoning District, located at/on the east side of North 6th Street approximately 240 feet northerly of St. James Street (236 N 6TH ST) (Milaninia Ali And Iman, Owner).     1. PT03-049.
