Meeting Purpose:  To describe the applicant’s proposed project, the City’s review process, and to obtain community input on the project located at 300 South First Street. Comments, concerns, and questions raised at this meeting will become part of the public record and will help inform the project’s design as it moves forward in the review process. There are continued opportunities throughout the permit process to publicly comment on the project as illustrated in the permit process chart below.

 

Proposed Project:

Option A (Existing entitlement):

Site Development Permit to allow the demolition of an existing three-story, 58,362-square-foot office building, the removal of one ordinance-sized tree and one non-ordinance-sized tree, and the construction of a 20-story building with two towers totaling approximately 1.99 million square feet, including 60,430 gross square feet of ground floor commercial retail space and 1,319,340 gross square feet of commercial office space with five levels of underground parking on a 2.84-gross acre site; and to allow an alternative design to connect the two towers on Levels 10 and 11 with additional 15,900 square feet of office space; and to allow extended construction hours from 7:00 a.m. to 10:00 p.m. Monday through Friday, and from 7:00 a.m. to 7:00 p.m. on Saturdays for the entire duration of construction (approximately 42 months) as approved under H21-012.

 

Option B:

Planned Development Rezoning (PDC25-020) to rezone the subject site from the DC Downtown Primary Commercial Zoning District to a DC(PD) Planned Development Zoning District.

Planned Development Permit (PD25-013) to allow the demolition of an existing 3-story, 58,362-square-foot office building, the removal of two ordinance-size trees, the construction of a seven-story (with two below grade levels) 200-foot-high approximately 230,000-square-foot data center and three 30-story 300-foot-high mixed use towers consisting of approximately 19,000-square-feet of ground floor retail space and 1,167 residential units with one level of underground parking on an approximately 2.84-gross-acre-site, and to allow extended construction hours. The construction hours will be determined during the environmental review process.

Vesting Tentative Map (T24-032) to merge ten existing lots into one lot.
