Planning Online Permits

Skip making an appointment! You can apply for the following Planning permits online:

  • Administrative Permits
  • Minor/Major Permit Adjustments
  • Preliminary Review Request
  • Sign Permits
  • Tree Removal Permit
  • Zoning Verification Letters

Steps for using sjpermits for a planning permit

  1. Create an SJPermits account. If you don't have an account, please create one. The system will guide you on setting up the account. If you need help, view SJPermits Account Setup Guide.

  2. Complete the applicable form: 

    Backup/Standby Generator Facility Permit Application
    Small Recycling Facility / Reverse Vending Machine Permit Application
    Temporary Trailer / Antenna Trailer Permit Application
    Utility Structure Permit Application
    Taproom or Tasting Room Permit Application
    Conversion of Parking to Outdoor Uses/Dining
    Supergraphic Sign Application
    Preliminary Review Request
    Tree Removal on Private Property Permit Application
    Permit Adjustment
    Historic Preservation Permit Adjustment
    Basic Zoning Letter, including Bingo Use
    Alcoholic Beverage Control (ABC) Letter
    DMV Letter
    Massage Use Letter
    Payday Lending Establishment Letter 
    Sign Permit Application

    You will upload the form to SJPermits. The form's "What to Submit" section may list documents, photographs or plans that you need to attach to your online application. Be sure to include any required documentation for staff to deem your application complete and a Digital Signature. 

  3. Fees. Find the current fee for a Zoning Letter at the Planning Applications table. Staff will review your submittal for completeness and then send you an invoice for fee payment. Your receipt will be in your account at SJPermits.org.

  4. Finalized application. SJPermits will generate a File Reference Number for your application. You will know your submittal process is complete when you see the Post Submission Instructions as shown in the screen below:
