Electrical work requires a permit, specifically an electrical permit. Depending on the project and type of property, an easy online permit may be available.

See Online Building Permits. If an online permit is not available, your project requires the submittal of plans to obtain the permit. See "How to Apply."

Why a permit is vital - To protect against electrical hazards and fire risks, it is vital that electrical work complies with current California codes. A City inspector will check for code compliance. Note: Insurance companies may deny claims related to unpermitted work

Common Electrical Projects

Here are key code requirements for common electrical projects. This is not a listing of all applicable codes. The installer is responsible for adhering to the adopted building codes and any manufacturer instructions. See also the City's Residential Construction Guide at Inspections

Get Ready to Apply

Who can apply? We recommend that the applicant be a licensed contractor. See Who Can Apply for a Building Permit for others who may apply. Whoever signs the building permit application is responsible and potentially liable for all activity under the permit. See Owner-Builders Beware!

SJPermits can help. At SJPermits.org, you can pay fees, schedule inspections, check the status of a permit, and find permit records and property information. An SJPermits account is required only if you are applying for an online permit or for projects that require Standard Plan Review.

How to Apply

Single-family and duplex properties: Use SJPermits.org for any above common electrical projects. If the project doesn't qualify, use the Standard Plan Review Service.

Multifamily properties: See Online Building Permits. Under Multifamily, if the project is marked "Yes" then use SJPermits.org. If marked "No" then submit plans using Standard Plan Review.

Commercial/Industrial properties: See Online Building Permits. Under Commercial/Industrial, if the project is marked "Yes" then use SJPermits.org. If marked "No" then submit plans using Standard Plan Review.

Inspections

You will be issued a Permit Card that lists required inspections. Schedule inspections at SJPermits.org or call 408-535-3555 for assistance.

Be ready — read Inspection Success.

  • The Permit Card must always be on-site and available to the inspector.
  • Have plans and manufacturer instructions, if any, available.
  • Ensure there is access to all areas of the project work; provide a ladder if one is needed.

Do not attempt more work than is allowed under a specific online permit. Work must be limited to the type of permit that is pulled. If the City inspector finds any "scope creep," you will be required to pull the additional permit/s.
