A building permit is required for any structural repair or relining of a chimney. For qualifying properties, the permit may be obtained during a quick visit to the Permit Center.

Is the property on the City's Historic Resources Inventory or in a planned development zone?  If yes, you will need to obtain a clearance from the Planning Division before applying for the building permit; see "How to Apply." 

Why a permit is vital - To protect against fire and structural hazards, it is vital that chimney repairs comply with current California building codes. A City inspector will check for code compliance. Note: Insurance companies may deny claims related to unpermitted work. 

Repairs should be done by a licensed contractor. Look for professionals with CSIA (Chimney Safety Institute of America) certification for specialized safety inspections.

Inspections

You will be issued a Permit Card that lists required inspections. Schedule inspections at SJPermits.org or call 408-535-3555 for assistance.

Be ready — read Inspection Success

  • The Permit Card must always be on-site and available to the Inspector. 
  • Have plans and manufacturer instructions, if any, available.
  • Ensure there is access to the work area; provide a ladder if one is needed.
