Less than 50 lbs. Less than 100 lbs.
Building permit, plans and plan check are not required.
51 - 100 lbs. 101 - 200 lbs.
Building permit is required. Plans and plan check are not required.
101 - 200 lbs. 201 - 400 lbs. Building permit is required. Plans and plan check are required but do not need professional design.
Over 200 lbs. Over 400 lbs. Building permit, plans, calculations and plan check are required. A Licensed Engineer or Architect shall prepare plans and calculations.

When a plan check is required, the review can be accomplished by comparing the weight of the removed unit to the weight of the new unit. It will be the responsibility of the applicant to provide a copy of the original plan set that approved the initial installation with the listed weight to accomplish the comparison.

A building permit is required if the roof structure must be modified by installing new support members, (purlins, beam, joists or sleepers).

Plumbing, Mechanical and Electrical Plan Check and Permit Requirements

Installation of any equipment may additionally require plumbing, mechanical and electrical plan checks and permits per the applicable codes, regulations and City policies.

Planning Approval Requirements

Any equipment installed on the exterior of the building either on roof top or on exterior wall requires Planning approval regardless of its weight unless the installed height of equipment is lower than an existing parapet or roof screen.
